A roof is arguably the ‘shingle’-most important part of a home. As you begin your journey to find your dream home in Winnipeg it’s important to pay close attention to the details, as well as potential issues that could end up costing you a pretty penny. When you make an investment in a home, make sure to check on different aspects of it, such as the plumbing, electrical, and of course, the roof.

The experts at All Weather Exteriors Roofing company in Winnipeg encourage home buyers to know what to look for in a roof when buying a home so that trouble doesn’t pop up after the ink has dried. From breaks to leaks to mold, there are many signs that can point to trouble overhead.

Failing to do so could result in the purchase of a new home that needs an entirely new roof. This could quickly turn from a great property investment to a lemon of a home.

Here are some signs to look for in a roof when investing in a new home:

  • Age — Talk to the realtor about the age of the roof. If the roof is over 25 years old, it’s going to need replacing especially when there are a few crazy storm seasons over the course of the roof’s lifetime.
  • Curling Shingles — Take a look at the shingles as closely as you can. If they look like they are curling or peeling, it could mean that the roof is  past its life expectancy. You can find these signs at the slopes of the roof.
  • Valleys — If the valleys of your roof show missing shingles, the roof is certainly in need of replacement. Because the valleys direct rainwater to the gutters, they must be up to par, or risk leaks in the home.
  • Granules in the Gutters — If you get the chance, take a look at the gutters. If you happen to notice shingle granules in the gutters, it could mean the roof is at the end of its life and will need replacing sooner than later.
  • Moisture — Take a look in the attic to see if sunlight is shining through, or if there is moisture in the insulation of the home. This is a sign that the underlying deck of the roof is weakened and needs to be replaced.
