It’s common for every roofing contractor to offer estimates or contracts for potential residential roofing projects. A lot of times people don’t understand what all goes into the estimate. Let’s clear some of that up. Here are some of the things that are included in your project’s estimate and the factors that are used to determine the final price.

Question You Should Ask:

Do you provide a written estimate?

Answer You Want to Hear: Yes

Why You Want to Hear It: Settling into a contract without a detailed estimate can cause problems in the long run. Be sure, before signing a contract, you have a detailed estimate for the job. Include the cost of removing the old roof, adding the new roof, and anything that could come up in the process, such as rotten plywood that needs to be replaced.

The first thing roofers do is take an accurate measurement of your roof. Since most roofing materials aren’t sold in square feet, they have to convert their measurement. To do this find the square footage and divide that number by 100. This is called a roofing square. Also, take into consideration the style of roof your home has. Different roof types require different materials and may take longer to finish. Roof types that have a lot of hips and valleys are generally harder to roof. Other roof elements that can make installation more difficult include: dormer windows, vent covers, chimneys, and skylights.

Ease of access plays a role in your contractor’s final estimate. If your roof is difficult to access it may mean additional equipment needed. This also includes if you have a multiple story house. The easier your roof is to access, the less time and material it takes to get the job done making your overall bill a little cheaper compared to other homes.

Not every roofing contractors offer an itemized list of costs automatically, but if you’re comparing bids, it’s a good thing to ask for. An itemized list will let you know exactly what you’re paying for each aspect of your roof, from labor to material costs. When you ask for an itemized list, it’s clear exactly what you’re paying for, and you’ll be able to assess if there are any hidden costs you may not have known about without the breakdown. This also lets you compare each bid fairly against others. You’ll be able to see who charges more for labor, and who charges more for materials, giving you a better sense of which roofer is the best for your project. It’s important for your contract to list down exactly what needs to happen. After all, a roof repair is different from a roof replacement. By listing this down, your contractor shows they are ready to conduct the process. Even one wrong word is enough to nullify the entire project, so check the entire document and make sure it is accurate.

As with any type of contractual agreement, a homeowner should be sufficiently informed and comfortable with the particulars and the terms of a roofing quote before committing to the contractor.  There should be no surprises, for either party, when the work is done.
